After so-called “Velvet Revolution” in 1989, private ownership has become such an important phenomenon that it leads to the destruction of public estate, public areas including. Discussion about the problems of public spaces, which is widely published, try to reverse this intolerable state, change and bring to these public spaces lost meaning, life, diversity, vitality and own identity. Rural structures around Bratislava are affected by demographic growth without the sufficient timeframe inevitable to adapt to that new trend. Due to residential business strategies, the necessary regulations for prevention or reversing this situation are searched. Important legal instrument providing the creation of public spaces are territorial planning documents. The complex view to the problem of public spaces is based on the current state and their deficits.
